Redeveloping
the Inner City
This project was won through a tender BID from PRASA. The Broad-Based Design team put together a design that is contextually relevant which won the development rights for its client.
This project is in the Port Elizabeth Central Business District, it is situated next to one of the most historically important buildings, the Port Elizabeth train station.
It is also next to the harbour which is an important part of the city’s economy. The location of the site unique because it is next to what can be considered a transport interchange in the city with buses, taxis and train station making it quite accessible.
The aim of the design team was to design a building that was contextually relevant.
The aim of the design team was to design a building that contextually relevant in term of scale, socially accessible in terms of function and must have the energy to be part of the catalysts that revitalize the CBD of Port Elizabeth as it has become quite run down.
The client proposed a student accommodation to meet the shortage of student accommodation facilities in the city. We propose a mixed-use building because of the site location and opportunity to develop a building that can help rebuild the CBD and its economy.
The following program was then developed, Retail on ground floor, Hot desking office and train facilities, An Air BNB hostel, Urban Garden, Student Accommodation and Roof top Event Space. The ground floor pays homage to its next-door neighbour the train station with large arch ways forming the entrance.
The idea was to use this building as a trigger to develop the Port Elizabeth inner city and inject new life.
The core feature of the student accommodation is nestled between the vertical circulation forming a box structure looking at creating a relationship with the harbour containers. Between the lower floors and student accommodation the is a void space which helps break the structure also giving it modern feel. In the void space exists the urban garden and Air BNB Hostel.
Broad Based Design proposed this building renovation as part of Tender submission to PRASA. They proposed a mixed use building in the center of Port Elizabeth. The building consists of retail space , coworking spaces , a hostel , bar and student accommodation. The idea was to use this building as a trigger to develop the Port Elizabeth inner city and inject new life and development.
